At 70 Franklin Street in Adelaide’s bustling CBD stands a 16-level hotel and office tower that exemplifies modern urban development.

Designed by Cheesman Architects and built by Kyren, this mixed-use building combines Quest-managed hotel apartments with premium office spaces above a single-level basement. PT Design played a pivotal role in overcoming significant engineering challenges to bring this ambitious vision to life.

The structure features bored pile basement wall retention systems and under-reamed bored pile footings for foundational stability. Insitu reinforced concrete cores and precast concrete external shear walls were used to ensure lateral stability while supporting the building’s height. Structural steel framing was employed to support reinforced composite concrete slabs, creating a robust framework capable of accommodating both hotel guests and office tenants.

Sustainability was a key focus of this project, with energy-efficient systems and materials integrated throughout the design to achieve a Five Star Green Star rating. Located in the heart of Adelaide’s CBD, 70 Franklin is not only a functional space but also an architectural statement that reflects PT Design’s commitment to excellence in high-rise construction.
